47 potential negotiators joined the Negotiators Certification Course (NCC) conducted by Malaysian Institution of Estate Agents (MIEA) Sarawak Branch last week. The trainers were Mr. Soma Sundram, Past National President of MIEA, Mr Bernard Lee, CEO of Mudah and Ms Ong Ai-Lyn, a senior Counsel/lawyer. Ever since the implementation of the new designation for sales person of properties, i.e. Negotiators, by the Board of Valuers, Appraisers and Estate Agents (BOVAEA), some 22,000 negotiators have been trained throughout the country. MIEA has trained some 16,000 of them, of which more than 600were trained under MIEA Sarawak . Gone are the days when sales of properties are conducted by untrained people, who tend to make misrepresentation, and collecting money from the public illegally. The public are requested to issue cheques, not to the negotiator’s individual names, but rather to the registered Estate Agents Firms, and always ask for official receipts. The public are strongly advised not to pay cash to any negotiator. Money paid to an Estate Agent firm, very often as stake holder, are well protected. Professional fees can only be collected for services performed. Estate Agents are governed by the Code of Ethics and are registered with BOVAEA. In many ways, this is similar to other professionals, such as lawyers, accountants, engineers, architects and doctors, who are also registered with their respective Boards. Complaints of misconduct of any Estate Agent or Negotiator will be investigated by BOVAEA. Serious misconduct will result in that Estate Agent being de-registered by BOVAEA. Therefore, this is a great protection for the public.
Upon completion of the NCC course, BOVAEA will issue a Tag to every Negotiator who has joined a firm of Estate Agents. It is compulsory for every Negotiator to wear this tag whenever they conduct any official business. The tags are QR (Quick Response) coded and the public can check the identity of each Negotiator with their details recorded in BOVAEA web site. This is to ensure that the public is dealing with an authorized person and with a registered Estate Agent.
